Starting January 1, 2026, Florida law requires all condominiums and homeowners associations with 25 or more units to maintain a secure, compliant website. Each owner must have individual access with a password to the association website.

 

Failure to comply with these new regulations could lead to penalties and legal challenges.

I reviewed many vendors online and selected three for demonstrations and to get quotes. The three vendors are:

1.      Condosites.com

2.      MyCommunitySite.com

3.      Bluehost.com

Of the three vendors listed above, I recommend vendor one, condosites.com.

 

Condosites.com has options that will allow us to have a luxury feel and will allow even non-technical board members or owners to keep the system updated. This site supports a communication screen in the lobby where current events are updated to keep owners informed which also enhances a sense of community. In addition, the online chat and phone support are unlimited and this vendor came highly recommended by a board member at Aliki Forum. Michael Sears, Ranelle Smith and I reviewed the system at Aliki Forum and all three left the meeting impressed with the professional appearance of the website. Cost is $780 per year. There would be an additional one-time cost if a screen is added to the lobby. The TV screen can be purchased anywhere and we can look for sales.

 

MyCommunitySite.com has a lot of good features and would keep us compliant with the new Florida laws, but user support is limited and it doesn’t have as many features as option one. Cost is $810 per year for the self-managed system or $1,188 per year for more service.

 

Bluehost, option three, is a bare bones system and doesn’t have the intuitive administrator and user interface. There is limited phone support with Option three. Cost is $326 per year for the first three years.
